UpsetSale ("we," "us") publishes public-record sheriff sale and tax sale information for Pennsylvania, starting with Philadelphia. UpsetSale is operated by Colin Adams, doing business as UpsetSale, a sole proprietorship based in Pennsylvania, USA. This page explains what information we collect when you use upsetsale.com, why we collect it, who processes it, and what choices you have.
Information you give us
- Free sale-list alerts. If you sign up to be notified about new sale lists, we store the email address you provide and where on the site you signed up.
- UpsetSale Pro subscriptions. If you subscribe to Pro, we additionally store your subscription plan, its status and start date, a customer reference issued by Stripe (our payment processor), and a log of the emails and data files we have sent you, so we can prove and support what you received.
- Correspondence. If you email us (for example, a correction or removal request), we keep the message and whatever it contains.
Payments
Payments are processed by Stripe. Your card number, billing details, and payment credentials go directly to Stripe under its own privacy policy — UpsetSale never receives or stores full payment-card numbers. Stripe shares with us only what we need to run your subscription: your checkout email address, plan, payment status, and a customer reference.
Information collected automatically
Like virtually every website, our infrastructure processes technical information to deliver and secure the site: IP address, browser and device information, request timestamps, pages requested, and referring URLs. This processing is performed by Cloudflare, which hosts the site, and appears to us only in aggregate or in security logs. Our analytics are Cloudflare Web Analytics — cookie-less, aggregate measurements of page views, referrers, device type, and approximate country/region. We do not use tracking cookies and do not build advertising profiles tied to your identity. Signup records store your email address and signup source only — we do not attach your IP address or device details to them.
Advertising measurement
We do not currently run third-party advertising or remarketing tags on this site. If we later run our own search ads (for example, Google Ads) and add conversion measurement, we will update this policy first to describe exactly what is collected and how.
Public-record property data
The property and sale listings on this site are compiled from public government sources — the Philadelphia Sheriff's Office, Bid4Assets, and Philadelphia's Office of Property Assessment (via OpenDataPhilly) — and may be combined across those sources. This information concerns properties and may identify their owners; it is already public in the source records, and we republish and organize it. Publication by us does not mean a record is accurate or current, and the official source always remains authoritative. Values we compute from these records are estimates, not facts.
Corrections vs. removal. If we display a public record incorrectly — a wrong address, value, or status — email [email protected] and we will investigate and fix verified errors. If you ask us to remove accurate public-record information, we will evaluate the request in good faith, but we are not obligated to remove truthful information compiled from public records except where the law requires it.
How we use information
- To send the sale-list notifications you signed up for, and to deliver Pro subscriptions you paid for.
- To manage billing, renewals, and cancellations through Stripe.
- To respond to correction, removal, support, and general inquiries.
- To understand aggregate site usage and keep the site secure.
- To keep records of what we have sent each subscriber.
We do not sell personal information, and we do not share your email address with third parties for their own marketing.
Service providers
We use a small number of providers that process information on our behalf to operate UpsetSale: Cloudflare (hosting, content delivery, security, database, and analytics), Stripe (payment processing), and Resend (delivery of our notification and subscription emails). Independent third parties we interact with include Google (search indexing) and the government and auction sources named above; each operates under its own privacy policy. We will update this list when a meaningful provider is added.
Email communications
If you sign up, we email you only about UpsetSale — new sale lists, data refreshes, and, for Pro subscribers, your subscription. Unsubscribe any time by emailing [email protected] or replying to any of our emails; transactional emails required to run a paid subscription (receipts, billing issues) continue while the subscription is active.
Data retention
Free-signup email addresses are kept while the signup is active, or until you ask us to remove them. Subscription and send-log records are kept while your subscription is active and afterward as needed for tax, accounting, and dispute purposes. Correspondence is kept as long as it is relevant to the matter it concerns. Public-record listing data is refreshed and superseded as new sale lists are published.
Security
We use reasonable administrative, technical, and organizational safeguards designed to protect personal information against unauthorized access, disclosure, alteration, or destruction — including encrypted transport, access-controlled storage, and secrets management. No internet transmission or storage system can be guaranteed completely secure. If a breach affecting your personal information occurs, we will investigate and notify you and regulators where the law requires it.
Your privacy rights
You can ask us what personal information we hold about you, ask us to correct it, or ask us to delete it, by emailing [email protected] from the relevant address. We will honor these requests except where we must keep information (for example, billing records required for tax purposes).
U.S. state privacy rights. Where a state privacy law applies to you and to us — including California's CCPA/CPRA and similar laws in other states — you may have rights to access, correct, delete, and obtain a portable copy of your personal information, to opt out of sales, sharing, or targeted advertising (we do none of those), to appeal a refused request, and to not be discriminated against for exercising your rights. You may use an authorized agent where the law allows. We respond to verifiable requests within the time the applicable law requires. We do not knowingly sell or share personal information as those terms are defined in the CCPA.
Children
UpsetSale is not directed to children, and the site's terms require users to be 18 or older. We do not knowingly collect personal information from anyone under 13; if you believe a child has provided us information, email us and we will delete it.
International users
UpsetSale is operated from the United States and intended for a U.S. audience. If you use the site from elsewhere, your information is processed in the United States.
Changes to this policy
We may update this policy as the site grows — including before we add any new provider or advertising measurement. We'll update the "Last updated" date above when we do, and material changes will be flagged to subscribers by email.
